If you’ve never been through it before, it can feel overwhelming. Many people assume it’s just a case of submitting drawings and waiting for a yes — but the truth is, it’s rarely that simple.

2. Not Checking Local Policies

Each local council has unique rules. What’s approved in one area might get rejected in another.

Tip: Read your Local Development Plan and browse recent approvals in your area.

3. Misjudging the Timelines

Most applications take 10–16 weeks, not including re-submissions or specialist reports.

Tip: Build in buffer time and never book trades before approval.

4. Forgetting About the Neighbours

Neighbours can derail your application with a single objection.

Tip: Talk to them early. Show them your plans and be open to minor changes.

5. Assuming Planners Will “Figure It Out”

If your application isn’t crystal clear, it gets delayed — or denied.

Tip: Include a short Design & Access Statement to explain the project clearly.


A Costly Mistake I’ll Never Forget

A few years ago, I helped a client submit a beautiful modern extension for an old cottage — only to be rejected instantly. Why? It was in a Conservation Area, and we hadn’t checked.

We had to redesign the whole thing, wasting time, money, and energy.

Lesson learned: never submit without checking local constraints first.
